    6 Features to Enter that Will Attract Affluent Buyers

    As it is in most industries, the affluent buyer in real estate is the one who sets the trends for the rest of the market, according to Better Homes and Gardens Real Estate. Learning what amenities and qualities they look for in a home will not only help you to better understand them as a demographic of homebuyers, but it can also help you to understand the direction the industry is moving in as a whole. Read on to learn what features most attract the affluent homebuyer.

    Affluent buyers want tech-friendly homes.

    A recent study released by Better Homes and Gardens Real Estate (BHG),¹ took a closer look at what affluent homebuyers are looking for–and what they don’t care so much about–in today’s housing market. What they found was that affluent buyers want a home that is technology friendly. In fact, 87 percent of respondents said they would not live in a home that wasn’t tech-friendly.¹

    The study also found that the majority of affluent homebuyers believe their home is the best on their block and that homeownership is a better indicator of their success than the title they hold at their jobs.¹

    In a separate survey,² MSN Real Estate looked at the buying habits of the rich, yet not necessarily famous, and they found some more typically expected items on the must-have list. Nearly half of the respondents stated that their number one must-have was a home with an open floor plan.² The other amenities cited² included:
    • Smart or technology friendly home
    • Home monitoring system
    • Pool
    • Outdoor kitchen
    • Home gym
    • Home theater

    By knowing what is important to various buyer groups, you are empowering yourself with knowledge that can be used when entering your listings into TREND. There are more than 45 Feature Groups in the MLS to be considered each time you enter a new listing–are you taking full advantage of these options to place your property in the best light?


    Optional features to enter that will appeal to affluent buyers.

    Here are some optional MLS features that will make your listings more visible to affluent buyers:
    • Property Condition

      This buyer group is interested in the upgrades, so it is likely, if you have a property that meets their needs, that you have a home that is of higher quality. Mark if the home is Average or Above in the ‘Property Condition’ Feature Group.
    • Interior Features

      Show off the unique features the property boasts inside by listing if it has a Security System, Second Kitchen or 9Ft+ Ceilings under the ‘Interior Features’ Feature Group.
    • Other Rooms

      The more space your property has the better when it comes to affluent buyers. These bonus rooms provide additional entertainment space for the potential buyer. Check off such fields as Game/Media Room, Den/Study/Lib/Office or Great/Gath Room in the ‘Other Rooms’ Feature Group.
    • Kitchen Features

      What is the point of a well-upgraded home if it isn’t made for entertaining? The kitchen is vital to the success of any event. Marking off fields such as Island Work Space, Built-In Refrigerator and Double Oven can all be big wins in an affluent buyer’s mind. Find these options in the ‘Kitchen Features’ Feature Group.
    • Exterior Features

      The outdoor living space is just as important as what is inside the home. Be sure to note fields like Hot Tub, Tennis Court and Fencing under the ‘Exterior Features’ Feature Group.
    • Additional Remarks

      Use the longer remarks section to enter in features of the home that are not highlighted in other areas of the listing. This is where you want to pay particular attention to the technological aspects of the home such as noting if the home is fully wired, has a home monitoring system or features computerized lighting.
