    Targeting Properties for Investors

    Typically when we think about home buyers we think of first time homebuyers, repeat buyers, senior or active adult homebuyers, etc. The homebuyer that often is overlooked is the investor, who happens to make up almost 20% of the buyer market. Here are a few tips on searching for home for investors.

    If you’d like to expand your business to investors, the first place to start is finding properties these types of buyers may be interested in purchasing. Here are some basic searches you can use to help investors find properties.

    Search for active listings that investors can purchase now.


    Search for HUD owned properties by using the following criteria:
    • Go to search, choose Residential
    • Scroll to the bottom of the page and choose Add Additional Field
    • Find Remarks
    • Save and go back to the search screen
    • In remarks field add *hud*
    • In the Additional sale terms section choose bank owned/REO
    Search for estate sales with the following criteria:
    • Go to Search, choose Residential
    • Scroll to the bottom of the page and choose Add Additional Field
    • Find Owner Name
    • Save and go back to the search screen
    • In the owner name field add *estate of*

    Or search for properties that are not yet on the market.


    Search for HUD and Veterans Affairs owned properties
    • Go to search, choose Public Records
    • In the owner name field, choose last/corporate name
    • Add *secretary*, *housing of*
    • In the current owner field choose yes
    Search for estate-owned properties
    • Go to search, choose Public Records
    • In the owner name field, choose last/corporate name
    • Add *estate of*

    You'd likely have to search for sources outside of the MLS for these type of properties.
