Using Results Statistics to Educate Your Buyers and Sellers

Results statistics appear at the bottom of all MLS reports for all listing statuses. These unique statistics give you an in-depth analysis of the market, which can help you educate your clients; helping your seller set realistic pricing expectations, while at the same time guiding your buyers into the best possible price range to look for homes.

Displaying Results Statistics

Results statistics only display on listing reports if you set your preferences to display them. By default, the preference is set to not display.

To set your preference:

  1. Click the My Account tab.
  2. Click Preferences in the blue navigation bar.
  3. Click Report Preferences on the left side of the page.
  4. Scroll down the page to "Show Results Statistics" and select the radio button next to Yes.
  5. Click Save.

Understanding the Average Calculations

Average calculations are determined by dividing the total volume by the total number of listings. The following statistics are available for average calculations:

  • Count (number of listings)
  • Average original price
  • Average last list price (for settled statuses only)
  • Average current price
  • High price
  • Low price
  • Average DOM/PMP
  • Number listed in last 30 days
  • Total value

Statistics are sorted by status then display a total average.

Understanding the Median Calculations

Median calculations are determined by arranging the units in numerical order then selecting the middle value. The following statistics are available for median calculations:

  • Count (number of listings)
  • Median original price
  • Median last list price (for settled statuses only)
  • Median current price
  • High price
  • Low price
  • Median DOM/PMP
  • Number listed in last 30 days
  • Total value

How TREND calculates Median Price Ratio's

Statistics are sorted by status then display a total average.

Printing Results Statistics on Reports

When printing reports, you can choose whether to have the results statistics print on a separate page or to omit them.

On an individual report basis:

  1. Click the check box next to Results Statistics in the Print Options box.
  2. Click Print.

OR

To set your preference and have results stats print every time:

  1. Click the My Account tab.
  2. Click Preferences in the blue navigation bar.
  3. Click Report Preferences on the left side of the page.
  4. Scroll down the page to "Print Results Statistics" and select the radio button next to Yes.
  5. Click Save.

If selected, results statistics print on a separate page after the reports.
