Calculation of square footage

There is no universally applied defined standard for calculating the square footage of a home that TREND is aware of. The Uniform Residential Appraisal Report defines a standard that appraisers must use for measuring square footage reported on URAR reports. That standard does not permit interior areas below grade (i.e. basements) to be included in a home's square footage area.
However, for liability purposes, there is no TREND established standard that must be used when determining square footage for properties published in the TREND database.
If a member would like to report a square footage for a listing, other than the one published in TREND's Realty Records, we recommend that they disclose in the Public Remarks field what rooms and spaces in the home are included in the calculated measured area. If such a disclosure is not included in remarks, we recommend it be readily available in some other way to cooperating brokers and their prospective buyers.
