Interior square footage incorrect
Help Topic 7059
TREND obtains the interior square footage measurements it publishes in Public Records from county records. When such measurements do not appear in TREND Public Records, it is because the information is not available from the county. TREND does not guarantee or verify the accuracy of the interior square footage measurements it publishes in Public Records. When an interior square footage measurement is published in Public Records, TREND auto-populates it to any MLS listing with that address at the time the listing is being created by the listing office. If the measurement auto-populated to the MLS record is unsatisfactory to the listing office or property seller, it may be overwritten (*see footnote below). When overwritten, the newly entered amount must be credited either to the seller (S) or the listing broker (L).
*When interior square footage information auto-populated from Public Records to an MLS listing is overwritten by the listing office there will be a discrepancy with the information as published in the MLS and Public Records. When a discrepancy between two unverified interior square footage measurements is brought to TREND’s attention, we will not change either of them. We believe the discrepancy alerts users not to rely on the accuracy of the information and provides fair warning to anyone who might need to rely on such information to independently verify its accuracy.
