Field Name

Definition/Description

Buyer Name

Enter the name of your client(s). This will appear on any emailed/printed report.

Sale Price

The actual or estimated sale price of the home.

Property Address

Address where the property is located.

Municipality

The municipality the property is in. Enter the first three letters of the municipality and select from the list.

County

The county the property is in. It is auto-filled based on the municipality.

School District

Select the school district the property is located in. It is auto-filled based on the municipality location.

Condo

Is the property a condominium.

Number of Units

Total number of units of the property.

Settlement Date

The actual or estimated date of settlement. Select a date from the calendar or enter a date (mm/dd/yyyy).

Assessment

The estimated value of the property determined by the county.

Annual Tax

Annual tax owed on a property. This information comes from Public Records.

Seller Assist

The amount of money the seller is giving back to the buyer.

Earnest Deposit

A good faith deposit towards the purchase of the property.

Loan Type

Select a loan type from the drop down menu. For information on each type, hover over a loan name:

Cash

Conventional

FHA

VA

Down Payment

Expressed as either a dollar amount or percentage. Select the appropriate radio button and enter a value.

Mortgage Type

The type of mortgage being used. For information on each type: click here.

 

Base Mortgage

FHA only. The base mortgage is determined by: Sale Price - Down Payment.

Mortgage Term

Length of the mortgage term.

Interest Rate

The interest rate given to your clients, expressed as a percentage.

Calculate Maximum FHA Mortgage

Use this button to change the down payment amount to the lowest down payment accepted by the FHA.
